Updating EPCs at long last
Our team recently enjoyed an insightful morning with Alistair Galloway from Elmhurst Energy, who shared valuable information about upcoming changes to Energy Performance Certificates (EPCs). Set to be implemented in Q4 2024, these changes aim to enhance the accuracy and comprehensiveness of EPCs for existing residential properties. As a result, our surveyors may spend a little more time in your home, but the benefits of improved precision will be worth it. The changes include:
**Mandatory Window Measurements**: Assessors will now be required to measure all windows, which will provide data that accurately reflects the property being evaluated, moving away from standard assumptions about typical glazing areas.
**Expanded Roof Room Options**: Assessors will need to take additional measurements to address various construction types of common and gable walls.
**New Age Band**: A new age band will be introduced for properties constructed from 2023 onwards, highlighting the improvements in u-values.
**Inclusion of PV Diverters and Battery Storage**: Assessors will be able to factor in PV diverters and battery storage when they are present in the property.
**Increased Recommendation for Heat Pumps**: Heat Pumps, the government’s preferred low-carbon solution, will be more frequently recommended as an improvement measure, provided the property is sufficiently insulated.
**Biannual Updates of Energy Costs**: Energy costs will be updated every six months to provide more accurate reflections of current fuel prices, offering customers better estimates.
In Northern Ireland EPCs are required when selling or renting residential properties and will be needed by the government in the future for funding applications related to energy-saving improvements.
